Two new self-storage facilities within a mile of each other between 41st and 47th streets are planned in Florida’s Indian River County and are undergoing county staff reviews. Indian River Motorhaus LLC at 2400 41st St. would have 104,705 square feet of parking and storage in 11 buildings on 6.4 acres. Vero Beach Storage, 2380 47th St., would have 71,162 square feet on 3.43 acres. Fast-growing Indian River County has about 17 storage facilities. Source: TCPalm

Planned

A former Kmart store may be turned into a mixed-use complex with 200 climate-controlled self-storage units in the Town of Allegany in upstate New York. The County of Cattaraugus Industrial Development Agency is working with Olean, NY businessman Dana Cornell on plans for what would be called Allegany Crossings. Cornell’s Allegany Crossings LLC paid $2 million for the 22-acre site, which includes the 100,000-square-foot Kmart. The project also would include office space. U-Haul plans to create 700-plus indoor, climate-controlled self-storage units at 1500 Charleston Highway, West Columbia, SC. It will be called U-Haul Moving & Storage of Cayce. The facility has 100,984 square feet and sits on 8.94 acres. Source: PR Newswire 

U-Haul also will convert a 43,347-square-foot property at 2004-2012 McHenry Ave. in Modesto, CA into a self-storage facility. The 2.6-acre site formerly was home to medical offices and a fitness center. It changed hands in 2015 for $4.8 million. It’s planned to have 500 climate-controlled units plus a warehouse for portable containers. A U-Haul self-storage facility about 2 miles away will remotely operate the McHenry Avenue location. Source: Multi-Housing News

In addition, U-Haul Moving & Storage of Northrise is coming to Las Cruces, NM. A three-story building with 85,000-plus square feet and approximately 600 units is scheduled for completion in 2023. U-Haul bought the 6-acre property at Rinconada Boulevard and Highway 70 on Sept. 24. Source: U-Haul

An Upper East Side, NY parking garage will be demolished and replaced with a self-storage facility, according to public records – though some have protested the project saying the site should be used for affordable housing. The Parkland Group development company, which purchased the site for $19.8 million, filed plans to build an eight-story, 104,000-square-foot building at 424 E. 90th St., between First and York avenues. The storage facility will be operated by SecureSpace. A two-story brick garage has occupied the building since 1924. Source: Patch

Bowling alley Eagle Rock Lanes may be converted into a three-story self-storage facility at 424 Eagle Rock Ave. in West Orange, NJ. PS Atlantic Coast LLC, based in Glendale, CA, wants to build a Public Storage location on the site. Source: Jersey Digs

Self-storage may be coming to the former French Worsted Mill property on Hamlet Avenue in Woonsocket, RI. Nick Durgarian, vice president of Douglas Construction, applied to put up several buildings on the property under the name 153 Hamlet LLC, which bought the site for $425,002 last year. Plans call for constructing a three-story, 117,000-square-foot facility plus 30,000 square feet of contractor storage and a 12,800-square-foot retail facility. Source: The Valley Breeze

Palatine Capital Partners, a New York-based investment firm, is buying land from a film school called Columbia College Hollywood and which is located at 18618 W. Oxnard St. in the Tarzana district of California’s San Fernando Valley. Palatine plans to convert it into a self-storage facility. The building has about 50,000 square feet and Palatine plans to add another 50,000 or so, with all of it becoming storage units. Palatine also is planning a 73,000-square-foot facility at 1785 E. Vernon Ave. in Los Angeles. Source: The Real Deal

Omni Maricopa Land Acquisition LLC is building 2,892 square feet of office space and manager’s quarters for $195,411 at its new storage facility, Omni Maricopa Self Storage at 18000 N. Stonegate Road, Building E, Maricopa, AZ. James A. Campbell Construction LLC is handling the work. The business will feature traditional and RV storage at Stonegate Road and Alan Stephen Parkway. Completed

Southside Storage in Maumee, OH finished a facility expansion and will hold a grand opening celebration at 1340 Conant St. from 11 a.m.-2 p.m. on Nov. 15. The expansion adds 311 new units comprising 25,815 square feet. David and Elisabeth Landoll are the owners. Absolute Storage Management operates the facility.
