Store your stuff and take a puff? A new self-storage facility will also feature a cannabis retail, processing and grow facility as well as a new diner in a 90,000-square-foot development at 7733 E. Saginaw Highway in Lansing, MI. The $14 million project will have 656 storage units. The project is scheduled to be finished in spring 2022. Jeff Deehan, a real estate developer and principal of Dymaxion Development and Urban Systems, and Thadd Gormas are driving the multi-use project. The cannabis business would be the first one in Bath Township.  Source: Lansing State Journal

Talonvest Capital Inc. structured an $11.1 million construction loan for GoodFriend Self-Storage and its institutional joint venture equity partner. The money will finance the development of a self-storage facility on a 2.21-acre site in Bedford Hills, NY that would have 68,314 NRSF and 691 units. Source: Talonvest Capital Inc. 

In New York, Westy Self Storage is protesting a ruling by the Port Chester Zoning Board of Appeals forbidding Westy to oppose development of a CubeSmart self-storage facility across the street. Westy sued the village, zoning board and Curt LaValla, planning director, Nov. 18 in Westchester Supreme Court, saying they ignored a new zoning law that restricts new self-storage businesses near Westy. Arredondo & Co. of Stamford, CT created the Westy chain and operates 15 self-storage facilities in the Tri-State region. The original is at 351 North Main St., Port Chester. A new self-storage site with one building of 12,015 square feet and two buildings of 10,000 square feet each is coming to 2712 E. Sumner St. in Hartford, WI. The buildings will replace Goeman’s Rapid Mart on its 2.4-acre site. Keller Inc., a planning and architecture firm, announced the project, which will have both large-vehicle storage and personal space. The Common Council approved the property being rezoned to allow a permit.  Source: Greater Milwaukee Today

In Upstate New York, the Lancaster Planning Board is reviewing developer Fred Donato’s $5 million plan for a 43,000-square-foot building that would house 250 climate-controlled self-storage units on a 9-acre parcel at 5841 Genesee St. in Lancaster. The project also would include four 12,000-square-foot buildings for  warehouse operations. Construction would start by spring and finish by year-end 2022. Source: Buffalo News

U-Haul plans to turn the former Clarke Distributors headquarters at 472 Winchester St. in Keene, NH into a company store with storage units, and city officials will consider the matter on Dec. 20. If the city approves it, it could open as soon as spring 2022 at the 7.5-acre site, which U-Haul bought for $1.65 million. The project requires site-plan approval from city officials, as well as a conditional-use permit because it would involve paving part of a surface-water protection area. U-Haul plans to renovate two existing buildings of 34,000 square feet on the property. The company also plans to build a 12,000-square-foot structure and install 29,000 square feet of prefabricated storage units.  Source:  The Keene Sentinel

Under construction

Mangat Group, based in Glendale, AZ, partnered with Aberdeen Management & Development to build and operate an Arizona Self Storage facility in Peoria. It’s being built on the southwest corner of Loop 101 and Olive Avenue. Tony Mangat, founder of Mangat Group, is the landowner and part-owner of the new facility, which is his first involvement with the storage industry. It will be Arizona Self Storage’s ninth property in the state and third in the West Valley. The four-story building will have 122,000 gross square feet and approximately 875 units. Construction began in October 2022 and it’s scheduled to open in October 2022. Source: Peoria Times

Completed

LSC Development LLC, based in Barrington, IL, finished construction of a 151,613-NRSF, 2,707-unit climate-controlled facility at 622 W. 51st St. in New York City, NY. It’s located on the west side of midtown Manhattan, in Hell’s Kitchen, near the Hudson River, and between 50th and 51st streets. Life Storage Inc. will manage the property, which runs more than 1,000 storage facilities in 34 states and Ontario, Canada. Source: LSC Development LLC
