Sold! Merit Hill purchases Florida facility for $17.5M

Amerco Real Estate Co., based in Phoenix, AZ, bought properties in Ankeny and West Des Moines, both in Iowa. It paid Omaha, NE-based HFB II LLC $10.7 million for the West Des Moines property at 620 Village View Drive. Amerco also paid HFB LLC $11.45 million for property at 1204 SE 16th Court in Ankeny. The West Des Moines site has a three-story, 90,215-square-foot self-storage facility that finished construction in 2020. The Ankeny property sits on nearly 4 acres and has a four-story, 149,074-square-foot building. Constructed ended in early 2022. There’s also three one-story metal storage buildings. Storage Ninjas, in Nebraska, purchased Waverly Self Storage, 10960 N 142nd St. (below), and changed the name to Storage Ninjas-Waverly, which has 130 units spread across 27,000 square feet. There’s also a 240-square-foot office available for rent. Co-owner Katherine D’Agostino also has two Storage Ninjas locations in Nebraska’s Ashland and Grand Island. The former opened Aug. 29 at 100 Highway 6, one month after Grand Island opened. Source: Wahoo Newspaper 

Merit Hill Capital purchased a self-storage facility at 5370 S. University Drive in Davie, FL for $17.5 million (below). The offers facility 72,401 square feet of space. The seller paid $4.8 million for the 4.5-acre site in 1999. The building was completed in 1989. Merit Hill owns 334 storage properties, with a total of 15.6 million square feet in 33 states. Source: Real Deal 

Midcoast Properties Inc. announced the sale of Fish Hatchery Self Storage, 2598 Fish Hatchery Road in West Columbia, SC. Midcoast Properties represented the regional buyer, with Michael Morrison as lead broker. The 9.05-acre site, which is along Fish Hatchery Road, has drive-up units and parking.

JLL Capital Markets announced the sale of a three-property self-storage portfolio with a total of 1,743 units in Dallas-Fort Worth, TX. JLL represented the seller, a joint venture between Harrison Street and Advantage Self Storage, and also found the buyer, HPI. The facilities are at 864 E. Belt Line Road in Cedar Hill, 8000 Precinct Line Road in Colleyville and 6818 FM 2499 in Denton. The portfolio totals 201,850 square feet. The JLL Capital Markets Investment Sales and Advisory team that advised the seller included Managing Directors Brian Somoza and Steve Mellon, Directors Matthew Wheeler and Adam Roossien and analyst Jake Kinnear.
