But I’m happy to be here with everyone today. My name is Chuck Gordon, and I’m the CEO of Storable. Thank you all for taking time out of your busy schedules to join us. I’m excited to share some of the key innovations we’ve recently released across the Storable platform.

 

As always, we’re focused on helping each of you run more efficient and more profitable businesses. I’m looking forward to sharing some great information and also engaging directly with each of you through our Q&A at the end.

 

So let’s go over a few housekeeping details before we get started

Okay, so moving on to our agenda, here’s what we’re going to cover today. I’m going to kick things off with some high level anonymized data pulled from more than 33,000 facilities using our software products. This will help us wrap our heads around what’s going on in the market.

 

After that Charles Needham will share our enhanced Digital Marketing Services designed to boost visibility, manage your reputation and establish local authority.

 

We have a new approach to organic lead generation that I’m really excited for all of you to hear about, and then, lastly, we’ll be joined by Taylor Yarbrough, our VP of Product. She’ll introduce you to Storable Intelligence, exciting new product, and walk you through our most recent product innovations across the Storable suite. So let’s get started.

 

In case you missed it. We’ve been hard at work evolving the Storable brand. You may have already seen glimpses on our website at SSA Spring, or even here today, while our colors and logo have changed our commitment to you has not. So why the change?

 

Because the industries that we serve which are self storage, but also marine and RV and camping are evolving, and so are we.

Our refreshed brand brings more clarity, passion, and energy to how we support property management, making it easier for you to connect the dots and grow.

 

As part of this, we’ve updated our product branding. So a couple of those changes are that storage is now called Storable Edge or just Edge.

 

Easy Storage Solutions is now Storable Easy or Easy. Sitelink says the same call potential lead manager is now Storable Crm and call potential contact center is now contact connect so hopefully with these changes, everything is simpler and easier, while the new look may be new. Nothing changes about the way you log in to work day to day, you’ll get the same great functionality just with a fresh, unified experience

Chuck Gordon: But this evolution isn’t just about a new look. It’s about delivering even more value and at Storable. Your success drives everything that we do to build technology that truly helps your business. We need to understand the challenges that you face starting with the bigger market forces that impact your profitability.

 

So let’s shift gears and discuss the current economic environment as that, of course, informs the performance of the storage market.

 

Here’s a quick look at the US market at a high level: core inflation remains at 3.3% year over year. It did rise slightly by 0.4% month-over-month in January, and by 0.2% in December of 2024.

 

Financial groups like JP Morgan still forecast that inflation has slowed enough to expect a decrease in Federal rates, but with that recent uptick in inflation we likely won’t see that rate cut until later in the year.

 

As for housing trends, financial institutions generally don’t expect mortgage rates to drop below 6% this year, and JP Morgan reports anticipate a 3% increase in housing prices largely due to continued low inventory of homes for sale.

 

So with that, as the backdrop, let’s look at how this is, how this has all impacted our industry.

 

Starting off with tenant search demand, we’ve seen a significant drop off in tenant demand for self storage over the last couple of years. This chart illustrates the trend of consumers searching for “storage near me” on Google since 2020. 

Typically we’d expect to see an increase in demand during the summer months tapering off in winter, and last year we did experience that typical busy season. However, we haven’t seen the overall numbers this low since 2020.

 

A key factor driving this behavior is housing trends. Since we know relocating is a major reason why people need self storage, and there is just less relocating happening

 

While search demand for terms like storage near me was down, as expected, in the winter months. 2024. It did hit the lowest point we’ve seen since before 2020.

 

We’ll continue to monitor this closely and share updates as we have them. Of course, everyone is looking forward to what is hopefully a strong summer season. This year we’ll have an update in our next webinar.

 

Onto the next slide. Occupancy occupancy is still trending down, but it does seem to have maybe level off a little bit. It’s important to note that the difference in this chart is only a few tenths of a point from 83.92% in Q3 to 83.29% in Q4 of last year.

 

We did see a slight uptick in June and July, and indicators showed that seasonal demand is still following typical patterns. Occupancy is still slightly higher than pre-pandemic levels, which is a good sign.

 

As with search demand, we’ll keep a close eye on this as we approach the busy months ahead.

 

If we double, click into the data to evaluate the ratio of move-ins versus move outs. Since 2019 move-ins regularly outpace, move outs month over month, with the exception of a regular spike of move outs in the winter months.

 

This is a new view of this data, showing that this trend has remained fairly consistent, and that is encouraging to see that even with lower demand and occupancy move ins regularly, remain higher than move outs month over month.

 

Our next slide street rates. Interestingly, average street rates dropped even lower since our last check from $87.74 to $80.81 in December of 2024.

 

Again, the last time the rates were this low was the 1st half of 2020, so it does feel like pretty much across the board. We’re back to 2020 performance.

 

And, as we know, rates increase year over year due to higher demand. So with occupancy now normalizing. It’s clear that rates are closely correlating with these changes.

 

And on this next chart we’re looking at moved in rate versus achieved rate. The darker line is the average amount of rent that was charged at the date of move-in, the lighter line is how much that tenant is paying now on average.

 

So all the way on the left, someone who moved in on January 1st of 2020 would have paid the lighter line at that time, but is now paying the darker line.

 

Unsurprisingly, the tenants that have been renting for the longest have the biggest delta between their original rate and their current rate.

 

Recently there has been a lot of talk in the industry about operators aggressively increasing rent shortly after move-in. So we’ve been keeping an eye on this to see if a larger delta starts to emerge from more recent cohorts, which would be reflective of that practice happening industry wide. The most recent view here shows that across the industry that is not the case, even though it may be for certain operators.

 

Here we are looking at another new view that shows the exact same data as the last slide, but broken down by FMS. So people who use Easy are in orange, Edge is in blue, and Sitelink is in turquoise.

 

What you can see is that for the oldest cohorts of tenants from 2020 sitelink users have increased price the most.

 

But for more recent cohorts Edge users have been more aggressive in increasing their price. Users of easy are least likely to increase price to their tenants, and that has always been true across the entire history of this chart.

 

As I’ve said many times today, we’re going to continue to monitor these trends closely, as we know how important they are to helping you run your business, and we look forward to getting some ideas here to further enhance these reports going forward.

Charles Needham: Thanks, Chuck, appreciate you. As Chuck said, my name is Charles Needham, and I help run the organic and SEO marketing side of our digital marketing services and like everyone else, we’ve had an extremely busy year, as we’ve rebuilt our organic visibility packages completely from scratch.

 

I get asked a lot, Charlie, what is the SEO secret? What is the organic visibility secret to the sauce? Well, like anything that’s worth doing? The secret is that there? There is no secret, much like anything that provides a high reward, a high ROI. It takes work and effort to get there, and as we improve what we do so does the competition.

 

So with that in mind, we knew we had to get back to the drawing board to come up with some new strategies. And that’s what we’re here to talk about with you today.

 

On one hand, we knew we wanted to improve the competitiveness of our strategy, and, on the other hand, we also knew we had to evolve with the changing landscape of the market. So, in other words, it made no sense to offer a single organic visibility package for all markets. So not only have we increased the competitiveness of your organic strategies, but we’ve also created different levels of packages, so that you. The facility owner can be more flexible in your marketing.

 

We’ve developed 3 packages that I’m proud to present and talk with you about today. But we’re not only gonna be talking with you guys about what we’ve built. We’re also gonna give you guys some sneak peeks into some of the early fruits from our labor by giving you a sneak peek into some of our early results.

 

Starting from the top, though, of course, to add context to the case, study that we’ll be reviewing in just a minute. The 1st package is visibility, which the goal is to get your facility where your customers are searching. So making sure you’re in all the right search engines that your listing is in voice search systems like Alexa and Siri, that your listing can be found on the biggest directories like yellow pages, yelp and more. This is a great starter package if you’re in an area without much competition. But as competition increases, so does your aggressiveness. 

 

So from there we also have reputation which builds on visibility, taking everything from that package, and also adding on a few key extras like review and reputation management, extra landing pages and a more aggressive citation development program.

 

Authority builds on top of that, even further taking everything from the previous 2 and adding even more like regular blog content and niche citations that are designed for your local area or vertical.

 

So, as you can see, we have multiple tiers here that can help your organic visibility, regardless of the situation you find yourself in, and I can get into the weeds on SEO all day long, but I know what everyone’s here to really see, and that’s going to be results. So we’re going to show those to you now.

 

Since we’ve launched these new tiers of service, we’ve also been running case studies to determine the effectiveness of what we’ve built today. We’re gonna be highlighting Columbia Storage group. These are a great multi facility brand with locations throughout the United States.

 

We told them: Give us 2 locations, and we’ll show you how the new tier works, and of course the more room each location has to improve the better. Not only did they give us 2 locations. They gave us 2 locations that we’ve actually already developed really strong visibility for through our previous packages. So this, of course, makes my team’s job a little bit more challenging because the less room. You have to go up the more room you have to go down, and it takes a lot more effort to go from, say, position 5 to 3 than it does from 50 to 30. 

 

So that said we were happy to take on the challenge at the start. One of the locations that we’re working on, which is the one we’re looking at, currently had an average ranking of 5 and a half for self storage units in their area. If you’re looking at some of the screenshots on screen, you see some dots. Basically, we’re tracking how this facility ranks for search store, sorry self storage facility across all of these dots. So, providing a single data point no longer did it for us, we’ve got to provide multiple to get a really good idea for how your organic visibility is progressing. These guys had multiple ones, a few number twos, and the rest generally being in the top 10, depending on the location of the searcher.

 

Now fast forward 2 months, and their average visibility for the same area is now 2.4 consistently hitting the top 3. We went from 5 and a half to basically just under 2 and a half. They overtook several locations to do so, both single and larger multi location brands. And I just can’t help but think if for just one second the growth that we could show if we could start it from scratch. These guys have had a tremendous results from what we’ve done so far.  

 

So with that said, what did this effort result in this specific location? Saw 427% increase in organic sessions to the landing page on site and a 187 increase in engaged sessions, and for clarity engaged sessions. Here means the number of sessions that lasted longer than 10 seconds. Had a conversion event attached to it, or had more than 2 page views.

 

In addition to what happened on site. We’ve also seen massive increase to their visibility on Google Maps. This location specifically saw a 38% increase in organic impressions, meaning. On average, their listing showed up 38% more than the same time last year. So if there’s less searches, you’ve got to be in higher positions.

 

This resulted in a doubling of calls originating from Google. My business website clicks also increased 44% through this timeframe as well. So we’ve made massive and objective gains to their visibility. They’ve got lots of great new onsite and offsite metrics. But what is this? What is this done for conversions?

 

Well, since January 1st we’ve tracked 21 converting engagements to their 2 locations assuming an average lead stay of 16 months and an average unit price of $81 per month. That’s a projected lifetime. Lead value of $27,216 for just what we’ve done so far, which is an incredible roi for the organic pipeline.

 

Of course, this is just the starting point. We’re not even completely through with Q1. And we’re technically still measuring slow season numbers. I, personally can’t wait to see what happens as we approach the busy season, and we look forward to updating everyone when that happens

 

Now, before I hand this off to Taylor, we’d love to hear from you to help better understand what your own personal struggles are with digital marketing. I’m Taylor Yarbrough, one of our leaders on the product team. My teams are responsible for all things facility management software. So that includes Easy, Edge and Sitelink.

 

I’m going to spend a bit of time diving into our recent releases and innovations over the last few months. But before I do that, I do just want to take a moment to ground us in our product, vision and product strategy.

But yeah, I appreciate all of that engagement. It seems like all of you are using AI in different ways across your businesses. So let’s go ahead and jump into what we’re doing at Storable about that. So I’m happy to introduce Storable Intelligence. So we are building AI powered tools built specifically for the self storage industry to help operators like you all unlock deeper insights, streamline your operations and ultimately drive growth.

 

So we’re focused across 3 main outcomes when it comes to Storable intelligence. So the 1st is providing advanced insights, so removing guesswork, turning data into trusted and actionable intelligence, and that includes features like AI summarizations and recommendations built directly into your fms to really provide the right insights when you need them.

 

We’re also focused on automation. So empowering your teams to work more efficiently and helping them to make some of those critical processes more effortless over time.

 

And lastly, we are focused on helping to enable easier growth. So these smart tools are gonna help you scale with confidence, improve your demand generation, optimize your customer communications and provide powerful business intelligence to improve your visibility and decision making.

 

So we are putting a lot of investment here, and there’s going to be a lot of fun things to come in future sessions. But I do want to highlight. Our 1st AI enabled feature, which is Snapshot, which is giving quick summaries for key information at a glance.

 

So picture you or your manager, you’re on the tenant page within Edge, and there’s a ton of information to consume. But by expanding our Storable Snapshot you get a quick summary of key information going on with this tenant. So in this example, you can see that this tenant is delinquent and also missing their signed lease. So that’s 2 really actionable pieces of information for you as you’re talking to this tenant.

 

This is just one of many kind of sprinkles of AI that you’re going to see coming into the FMS’s throughout this year, and this one is live in Edge and included out of the box with your FMS subscription.

 

So switching gears away from Storable Intelligence and into some of our other new items that we’ve recently released for Edge. Specifically, we did release our enhanced reporting. So this is an update to our reporting infrastructure, which is allowing us to provide the highest quality, most accurate data with faster performance so aligned with our commitment to accuracy, we have more clearly differentiated what data is available on a real time basis and what is available on a trailing day basis.

 

And that’s really to ensure that we allow the full processing of that data.

 

So a handful of our reports are now available on a trailing day basis. Those are going to be updated after 9 am Eastern and scheduled reports will run after that.

 

We have those reports listed here. All others will be available in real time. And that’s also updated in our help documentation as well.

 

And if there’s any data you’re using those reports for that, you need real time. We do have those available in other places. So leverage our help documentation or reach out to support for help as you’re working through the transition.

 

And ultimately our goal is to speed up that data, pipeline as well, so that this data can be made available faster. But our primary goal was first accuracy and speed of those reports.

 

Okay, another recent release. Now live in Edge and coming soon to Sitelink and Easy is our Account Updater. 

 

So you know how you have your subscriptions like Netflix, and you’ve got that set up on auto pay, and it’s set and forget. And even whenever your credit card expires they’re able to automatically update your expiration date so that you have consistent access to that service, even when your credit card expires.

 

Well, I am happy to announce that your tenants will now have that same seamless experience with Account Updater. So tenants on auto pay with expiring credit cards will have their data automatically matched via token matching through overnight processing, so that when those 20 to 25% of credit cards expire each year, you and your teams don’t manually have to go recollect that information from your tenants on auto pay.

 

So not only is that manual step removed for you, but it’s also making that experience more seamless for your tenants, and I see lots of hearts coming through the chat that people are liking that. So I’m excited that you guys are excited.

 

Okay, one more update on the payments front. This is again. Now live in Edge and coming soon for Sitelink and Easy as well, and that’s EMV. So this means your tenants now have more ways to pay. So your tenants can insert a chip into a card reader, they can tap to pay Google, Apple pay. And so this is giving you both more enhanced security and real time visibility into your transactions.

 

But also giving your tenants more flexibility to pay how they want to pay ultimately.

 

And before we move to our Q&A section, we do have an exciting promotion to offer. So we are offering a 60 day free trial of Storable Collections for our Edge and Sitelink customers.

Heather Gileta: Great thanks, everybody. So we did have a couple of questions come in. We had a question for you, Chuck. Do you expect to see rates continue to drop this year? Or does this data indicate that we’re finally starting to stabilize?

 

Chuck Gordon: Yeah, it’s a good question, obviously impossible to predict exactly what’s going to happen with rates down now, down at 2020 levels.

 

I’m hoping this is kind of the the bottom. But I think we would need to see a couple of things happen for that to be true, which is the pace of new construction, would need to remain a little bit depressed, which I think that’s going to happen, no matter what for at least a little while, but we will need to see kind of some movement in interest rates coming down and moves of Americans going up. Otherwise I think you’ll stay steady. But to start moving in other direction, we’re gonna need that to change, which is theoretically happening later this year, we’ll see.

Taylor Yarbrough: What a great question! No, those are one in the same. And as a part of our kind of rebranding strategy, we’re simplifying the name. Yep.

Taylor Yarbrough: Yes, yeah. Good question. So our priority was getting the data accurate. The in-app performance optimized and getting it rolled out to everybody. Our next priority is speeding up that actual data pipeline, so we can make it available before business. So yep, that’s next on deck for us.

Heather Gileta: Sounds great, Charles, we had another question for you. I’m currently using DMS. Can I upgrade to any of these new packages?

 

Charles Needham: Yeah, absolutely. And we recommend it as well. So the one of the things I alluded to during the my part of the presentation is, you do have to actually do more, be more to actually still maintain those top positions. SEO organic visibility. It never gets easier. So the new packages are actually designed to keep you at the top. So if you’ve been with us, you’ve probably got great visibility now, but it’s time to step it up, and this is what the new tiers are for. So thank you.

Heather Gileta: Excellent we also had another question for you, Taylor. Does the AI work defect any affect anything that you’re doing for our current software?

 

Taylor Yarbrough: No, that’s a really good question. So our investment in AI is additional teams and new capacity. So it’s helping us go faster across different types of problems that we’re solving. But it doesn’t take any capacity away from our core focus on the different facility management. Softwares. So yep, it is additive. So thanks for that question

Heather Gileta: Okay. Another question for for you, Charles. How can we learn more about getting started with DMS?

 

Charles Needham: Let’s see. Well, so I think you could probably reach out to some of your team members. I know we’ve got dedicated team members that are taking those requests. So yeah, just reach out to whoever you’re working with ask for our services. They can organize some information for you. Get you all the information you you need about your tiers, and we can get you moving through the process.

Heather Gileta: Great Taylor, we did have another question for you. Around the Snapshot feature, and when that would be made available within Sitelink?

 

Taylor Yarbrough: Yep, thanks, Heather. So we started with it in Edge. And we’re testing and getting a lot of feedback and usage information doing some surveys and trying to tune it and make sure we understand all the different ways that folks can use it throughout the app. But our intention is to make it available for all of the FMS and expand that functionality to different use cases. I don’t have an exact date, but we’re gonna keep playing with this throughout the year. And think about it like I mentioned, like sprinkles of AI that you just see throughout the product, really making your your day to day easier.

Heather Gileta: We did have another question around some of the payments updates and when will those would be made available? When will those be made available for Sitelink customers? And do you need a chip reader?

 

Taylor Yarbrough: Yes, yep, you will need to update your actual terminals to have the the chip reader, if you want to take advantage of this across the different FMS’s. So Edge is available now. Easy and Sitelink are both doing their upgrades now, so that should be available likely in the second half of the year it’ll be a bit rolling for different cohorts of customers. So look out for different communications as we’re rolling that out to the customers that it’s available to.

Heather Gileta: Great. We did have a couple of questions again around the Collections Manager, is that the same as with CallPotentials Collections Manager? Is that the same as Pro? So I don’t know if you wanna tackle that one again. Taylor.

 

Taylor Yarbrough: Yep, yes, this is all one in the same, again updating the name. But the promotion is really just we’re trying to get that in the hands of more people trying to get more automation access. So we would love for you guys to try it. Maybe even Heather, if you could click back to that slide again. So people have access to that QR code.

 

So yeah, we would love to gift you the the 60 days. Free trial. But yes, this is the same as the artist formerly known as Collections Manager, and the the functionality that was in CallPotential.

Taylor Yarbrough: I will have to, let’s follow up with that question, because the answer is, it depends on a lot of things, your website provider and different things like that, who you’re working with for revenue management. So let’s take that one offline with that individual.
