Ameris Bank granted an $11.6 million construction loan to a North Carolina-based company to build a 107,340-square-foot self-storage facility in Opa Locka, FL. The mortgage went to GSI Opa Locka Owner LLC, an affiliate of Charlotte, NC-based Madison Capital Group Holdings. The 1.22-acre site is at 12940 NW. 27th Ave., a former used car lot. A 67,000-square-foot, climate-controlled self-storage site, to be called Huber Heights Self-Storage, is going to replace the demolished Danbarry Cinemas (above) at 7650 Waynetowne Blvd. in Huber Heights, Dayton, OH. Construction already has begun for the $2.5 million contract. Oberer Thompson Co. is the general contractor. Completion is scheduled for year-end. Renters will have drive-in and drive-through capabilities. Building owner David Bernstein also operates a CubeSmart Self-storage at 6290 Glenway Ave. in Cincinnati, OH, plus six other self-storage facilities around the country.
SecureSpace Self Storage opened a new facility, SecureSpace Rancho Penasquitos, with more than 100 boat and RV parking spaces in San Diego, CA. The facility aims to serve people in the greater North County San Diego market. It’s located at the intersection of I-15 and Ted Williams (CA-56) Freeway, 20 miles north of downtown San Diego. The Planning and Zoning Commission of Seymour, CT unanimously approved a proposal to build a $13 million storage facility at the former Housatonic Wire Co. site at 109 River St. With both of the town’s land-use boards have approved and remediation has begun. Willow Partners Redevelopment, based in Florida, is the buyer. Plans call for a four-story, 100,000-square-foot building on under 2 acres at the 4.5-acre site. Source: Valley Independent Sentinel
U-Haul
In Oklahoma, U-Haul Moving & Storage of W. Lawton now is operating at the former Kmart store at 1050 NW 38th St., and it intends to add more than 800 indoor climate-controlled units there. The building has 123,925 square feet. The business also offers truck and trailer sharing, towing equipment, U-box portable storage containers and moving supplies in a temporary retail showroom. U-Haul bought the property on May 26.
U-Haul also bought 20 acres at 496 Jackrabbit Lane in Bozeman, MT, and plans to put up a 100,000-plus-square-foot building with at least 800 indoor units. U-Haul Moving & Storage at Jackrabbit Silos is scheduled to be completed in 2024.
Also, in Vernal, Utah, U-Haul plans to convert a 93,357-square-foot former Kmart building into 700-plus indoor, climate-controlled units at 1153 W. Highway 40. It will be called U-Haul Moving & Storage of Vernal. U-Haul bought the 7.29-acre site on June 13.
U-Haul also announced plans for U-Haul Moving & Storage of River Watch at 1070 Claussen Road in Augusta, GA. It is scheduled for completion by June 2024. A four-story, climate-controlled building is planned, as are outdoor drive-up storage buildings and a separate U-Box portable storage container warehouse. U-Haul bought the property June 14.
Legislative
The Area Plan Commission in Lafayette, IN passed an amendment 14-1 to limit self-storage warehouse businesses within certain urbanized areas. The Lafayette City Council proposed the ordinance after the Coca-Cola building in Lafayette started being converted into indoor and outdoor storage units. The ordinance mandates self-storage businesses to apply for a special exception inside urbanized sewer areas – away from the city’s center. Source: News18
