SurePoint plans to develop a 744-unit self-storage facility in Conroe, TX inside Johnson Development’s Grand Central Park master-planned community in northern Houston. CubeSmart will manage the facility, which will have about 94,000 NRSF of climate-controlled space. Construction begins this fall and completion is planned for May 2023. In Florida’s Palm Coast, the Toscana and Hidden Lakes subdivisions off Old Kings Road filed an appeal after the Palm Coast Planning Board approved two self-storage facilities. The board rezoned a 23-acre parcel between I-95 and Old Kings Road, across from the subdivisions on Jan. 18, clearing room for a Secure Space (above). The board also approved a special exception for RF2 Storage on 13 acres north of Secure Space. Some residents oppose the first proposal, but not the second. Petitioners have taken legal action against the town of Hampden, MA, saying that public opposition to two self-storage facilities has led to arbitrary denials. Plaintiffs Michael Cimmino, Hampden Self Storage LLC and Hampden Farms LLC have taken the issue to Massachusetts Land Court. In Florida, members of the Tallahassee-Leon County Planning Commission will consider a staff recommendation to rezone a 10.16-acre parcel that holds a vacant, 99,162-square-foot Kohl’s building, which has been vacant since 2016. Continental 182 Lund LLC is the applicant and owns the land; its parent company is Continental Properties in Menomonee Falls, WI. They hope to change zoning from Bradfordville Commercial-1 and Bradfordville Commercial-2 to the Bradfordville Office Residential zoning district, with the goal of converting the building into an indoor self-storage facility. In New Jersey, the Montclair Planning Board approved a CubeSmart self-storage facility, to be built by Storage Deluxe, on Grove Street. ACRES, a commercial real estate middle-market lender, built a $16 million loan to back the development of Nona Cove Self Storage in Orlando, FL. The property includes 98,448 NRSF that will be developed into an Extra Space self-storage building with 1,046 climate-controlled units and 7,593 NRSF of ground-floor retail space. A new self-storage facility may replace the former Housatonic Wire Co. property on River Street in Seymour, CT. Both the Inland Wetlands and Planning and Zoning commissions accepted a site plan for Brink Self Storage, a four-story, 99,000-square-foot building for storage. Willow Partners Redevelopment, a Florida-based investment company, is interested in buying the 4.5-acre site at 109 River St. The property has drawn little interest in the 16 years it has been on the block.
