Now, if you’ve joined any of our recent webinars, the next few slides may look a bit familiar, but I’d really like to recap some of the market forces that are impacting the industry today. So first we we’ve got the shift to digital. So especially during COVID we saw tenants preferring digital forms of engagement. And this is something we’ve always kind of expected, but this trend has only continued to accelerate So it’s becoming more and more accustomed to these new forms of engagement and communications.

We are seeing operators evolve to meet those needs. So both the tenant and operator shift to digital that we are seeing is critical for future success. And next is the supply crunch So facilities across most markets are at record high occupancy levels. And this is resulting in a unique dynamic that we haven’t seen since 20, 15. And this is definitely something that you as an operator need to take into consideration as you are looking for new ways to optimize optimize your business.

And the third is growth through M&A. So due to supply chain issues and the increasing cost of construction, this main building facility is pretty expensive. And like I mentioned, we are experiencing a supply crunch. So operators would have loved to continue building affordable facilities to meet tenant demands, but instead operators and especially large ones were forced to grow through M&A and As a result, we’ve seen both a record breaking number of deals as well as the value of deals.

And the last one is market correction And many of the market forces that we just reviewed, but specifically the supply crunch, are actually symptoms of a much broader market correction that we are starting to see. So whether these shifts are being caused by increasing prices due to labor shortages or supply chain issues, they’re part of a broader concept that experts are calling the everything bubble.

We’re still unsure on exactly what impact this will have on the market and the self-storage industry in general. However, we are seeing the Fed already begin to acknowledge inflation and increase interest rates to address it. But today’s conversation will be mostly focused on this topic of shift to digital. So I’d like to walk you through some of the data that we’ve been seeing at Store Bill that helps us tell this story And this topic of shift to digital has been discussed before, and it really is an important topic.

And we are looking at the self-storage industry as a whole. So I want to look at some data that helps illustrate this shift to digital that we’ll be discussing today. So the next two slides I’m going to share with you have some internal data from here at Straubel. And I think they both do a great job of illustrating this shift.

So what we’re looking at here is a visual representation of the increase in digital adoption from a tenant perspective. So this was pulled from our Sparefoot marketplace. And for those of you who are not familiar with Spotify, it’s essentially an online marketplace that connects tenants who need storage with operators who have available units. So what we’re seeing here is a breakdown of the usage on the Sparefoot marketplace by age demographic.

So this is starting in 2019 pre-pandemic and goes to 2020. So for that first year of the pandemic and there’s probably a few things that stand out to here and one is the usage for 18 to 24 year olds. But this is actually pretty common and expected this would be that college age crowd. And when the pandemic and colleges start to shut down or they switch to an online format many students had to pack up their dorms or move home.

So we definitely saw an increase in demand there. But the age groups that there is a bit more interesting here is that 55 plus. So we really do expect the younger generations to be consuming almost everything digitally. But we don’t necessarily consider some of our older demographics to be quite as tech savvy. And the growth in this digital adoption can be credited to the pandemic and just pure necessity. But what we’re continuing to see is that usage among the 55 plus is staying flat. So we’re not seeing any significant decreases in usage now that things are kind of starting to return to normal. So it just proves that people are becoming more and more comfortable with technology and digital forms of engagement.

The next set of data here was pulled from a facility management software, so our site link and store edge. And it shows where traffic and weeds are coming from. So I specifically like to focus on the walk in traffic at the top and green and then the website traffic in orange And as you can see in 2019 pre-pandemic the majority of traffic was generated by walk ins but in early 2020 we can see that shift and walk in traffic starts to decrease and is essentially replaced with website traffic.

And we’ve also seen this trend stayed pretty consistent over the past two years showing us that people are looking to interact digitally Now the process of owning and operating a successful business has a wider range of needs and many operators are turning to technology to simplify their daily operations and just run their businesses more efficiently. And this has been a driving force behind some of the great innovations that we are seeing in the industry.

So today, as we take a deeper look into the shift to digital, we are going to focus on websites and how the right website can help you get acclimated to a more digital format and simplify the tenant experience and help simplify and grow your business as well. Now, especially with the supply crunch that I mentioned, many of you may be thinking, do I even need a website?

With about 87% of Americans owning a computer and 85% of Americans owning a smartphone, tenants have grown to expect not only digital forms of engagement, but also contactless price processes. So in 20, 21 the use of generic keywords like storage near me was up year over year, meaning more and more people are searching for their next storage unit online And 76% of consumers admit to visiting a company’s website before visiting in-person.

So I’d like to take a look at the tenant rental process and lifecycle and how that can be simplified with the adoption of a well built facility website.

So as we discussed earlier, when we’ve reviewed building sourcing data, tenants are rapidly shifting towards digital formats when shopping for a unit. And it’s critical that you think through their journey to ensure a seamless end to end digital experience. So I’d like to walk you through how we got store all. Think about that tenant journey starting with how they discover your facility online, their experience on your site or your online storefront.

So naturally, we are going to start at the beginning with Facility Discovery So like many Internet searches, the start of the process for your tenants is probably going to begin on Google in 2019. So there is a very good chance that their journey will begin here. And as I previously mentioned, searches for storage near me are increasing. So when they conduct that search, Google generates a list of possible matches for them. Pretty sure we’re all pretty familiar with that process. And search engine optimization is the process of increasing the number of visitors to your website by ensuring the site appears high on that list of results returned by a search engine. But for now, I’d like to focus solely on the tenant experience. And a recent study also found that the first five website results received almost 68% of clicks. So we can make a pretty solid assumption that your tenants are selecting a site that appears high on that list of search engine results.
